General
Yes. We hold a Florida Certified General Contractor licence (CGC-1519940) and carry general liability and workers' compensation coverage. Certificates are issued directly from our carrier to you or your association on request, and we file them with the building department on every permit.
Miami-Dade and Broward County, including the City of Miami, Miami Beach, Coral Gables, Hialeah, Doral, Key Biscayne, Aventura, Homestead and the unincorporated county. We take selected projects further north when the scope justifies it.
We do, though our minimum for a permitted project is generally around $8,000 because the supervision, insurance and permitting overhead does not scale down below that. For smaller repairs we are happy to recommend trusted trades.
Estimates & pricing
Yes. The site visit, measurement and written estimate are free with no obligation. Where a project needs design work, engineering or a full permit-package take-off before it can be priced meaningfully, we quote that as a separate, credited pre-construction fee.
Our estimates are built from measured drawings and a written selections allowance, so they are firm for the scope described. The price changes only when you change the scope or when demolition reveals a concealed condition — which we photograph and price before proceeding, never after.
We usually visit within two business days and deliver a written estimate within five. Start dates depend on permitting: three to six weeks for an interior remodel, longer for structural work. Emergency shoring and make-safe work we mobilise the same week.
Permits & compliance
On every project. That includes the drawings, the application, plan-review comment responses, inspection scheduling and closing the permit out on the record at the end. We also take on permitting as a standalone service for owners building with someone else.
Usually yes. We research the permit history, apply for a change of contractor, complete the outstanding inspections and close the record. Expired permits sometimes need re-issuing, which is handled in the same engagement.
Bring it to us early. Violations have compliance deadlines and daily fines, and the fastest route out is a documented repair plan filed by a licensed contractor. We have taken unsafe-structure cases from notice to closed file many times.
During your project
One project manager, named in your contract, from the first walk-through to the final punch list. You will also have a site supervisor's direct number. We deliberately do not route clients through a call centre.
A deposit at contract, then draws tied to completed and inspected milestones on a schedule of values agreed in advance. Each draw comes with lien releases from the subcontractors and suppliers paid in the previous draw. Final payment is due after the punch list is signed off.
For a single-room remodel, usually yes — we build dust barriers, protect the HVAC returns and keep at least one bathroom in service. For a gut renovation, plan on moving out during the structural and rough-in phases.
Two years on workmanship as standard, five years on repipe work, and the full manufacturer warranty on materials and equipment, registered in your name at hand-over. Warranty calls are scheduled within five business days.
A joint punch-list walk, corrections, final inspections, and a hand-over package: permit numbers, closed inspection record, certificate, warranties, as-built information and product documentation. If a contractor cannot give you all of that, the job is not actually finished.
Frequently. We are equally comfortable joining an existing design team for constructability and budget input, or delivering the whole thing design-build with our own design partners.
